In absolute terms, over 225,000 units sold in the first nine months of this year mark a strong performance, according to a new report on the Indian housing market. With the sustained positive sentiment in the housing market, developers have been given an impetus to launch new projects as well as additional phases, which means approximately 215,000 new units entered the market in the first nine months of 2024, according to a report from real estate consultant CBRE.
H1 2024 saw robust performances in the sector, and the sector peaking around the festive season, we expect both sales and new launches of residential units to remain high, it added.
The report further elaborated that the high-end/premium segments of Rs 1 crore to Rs 2 crore and Rs 2 crore to Rs 4 crore were likely to be high on demand.
For instance, markets dominated by the mid-end are going to continue gravitating more towards the high-end space such as Noida, Bengaluru, Pune, and Chennai.
During the same time, equity investments in the Indian real estate sector had surged 46 per cent to $8.9 billion.
Expectations of Sustained Capital Inflows in Both Emerging and Traditional Sectors in the Quarters Ahead: As asserted by Anshuman Magazine, Chairman and CEO-India, South-East Asia, Middle East and Africa at CBRE, the quarters ahead are expected to witness continued capital inflows not only into emerging sectors but also traditional sectors, which would be propelled by institutional and collective vehicle investors as well as developers.
Domestic investors dominated the inflows with a share of close to 79 per cent in equity capital inflows for July-September 2024. A significant rebound in the office leasing market, healthy disposal incomes, and an unprecedented risk appetite for consumer spending and home buying have led to a record flow of investments in the first nine months of 2024, said the report.
